Semi-Detached Build in Surrey
The borrower already owned a plot of land in Horley outright, and requested development funding towards the build of a 4-bed detached house. Planning was imminent for either one detached or 2x semi-detached properties, with our borrower going with the former.
While there is always inherent risk with a ground-up build and LTV was high for this loan, we took a pragmatic approach considering the significant experience of our borrower to ensure we were able to complete. By restructuring the loan to reflect the planning we were happy to lend the full build costs.
