Our big project of the month! This was our fifth time working with this borrower, who approached us for funds to purchase a 2-bed flat in a prime location. He already owns three flats with garages within the block.

Properties with short leases can be troublesome for buyers as  lending company will not consider lending on properties with less than 35 years left on the lease because the value of the property will begin to drop the closer the property gets to the end of the lease, dramatically in the latter stages. Knowing the borrower, he has significant experience in property with short leases. We are comfortable proceeding as the developer has a strong asset position.
